  • Building materials - rough and finish supplies, tile, flooring, paint, fasteners.
  • Labour - contractor and crew cost for interior finishing and related trades.
  • Exterior works - facade, roof, plot, terraces, fencing, drainage outside the shell.
  • Structural / technical - demolition, reinforcement, approved changes, screed, soundproofing.
  • Electrical - new circuits, panel, points, lighting, low voltage, earthing.
  • Plumbing - water and waste runs, fixtures, pumps, wet-room tanking.
  • Gas - only if gas is available; otherwise leave 0.
  • HVAC - heating, ventilation and cooling systems.
  • Design and permits - drawings, approvals, supervision and official fees.
  • Equipment and waste - scaffold, tools, debris removal.
  • Other - contingency and extras.
